Berrima Retreat – Big Holiday Home & Group Stays (20–55 Guests) near Sydney

Family and Large Group Accommodation in Berrima NSW

The one place where 20 to 55 people can stay together under the same roof, in comfort, with no strangers.

Planning a big family holiday or a large group getaway is hard enough without splitting across three hotels and two Airbnbs. At Berrima Retreat, your entire group stays in one private, fully exclusive mansion in the Southern Highlands, just 90 minutes from Sydney and Canberra.

King beds throughout. Room for the kids. A pool, a firepit, a games room, and the kind of space where everyone can gather, eat, laugh, and actually be present with each other.

This is what large group holiday accommodation is supposed to feel like.

Berrima Retreat offers private Southern Highlands stays for family reunions, holidays, and large group getaways — all under one roof.

Why Families and Large Groups Choose Berrima Retreat?

Most accommodation wasn’t built with big groups in mind. Hotels split your party across floors. Cabins scatter everyone across a site. You end up coordinating dinner times like a logistics operation and half the group never really connects.

Berrima Retreat is different. The entire Mansion is yours, exclusively. No other guests. No shared pools with strangers. No noise curfews from someone else’s kids. Just your family or your group in a private estate that sleeps 22 to 55, with everything you need already on the property.

It’s the right answer to a question families with 20-plus people ask all the time: where can we all stay together under one roof near Sydney?

Who Stays Here?

Large Family Reunions and Milestone Celebrations

Milestone birthdays. Anniversaries. Christmas in July. Family reunions that happen once a decade and need to actually work.

When the guest list hits 25, 35, or 50 people, finding somewhere to host the whole family becomes the main challenge. Berrima Retreat solves it cleanly. The Mansion has 11 large bedrooms with king beds that split into king singles, so couples, parents with kids, grandparents, and grown siblings all sleep comfortably. There’s a full kitchen for catering, a large outdoor BBQ area, and enough common space that everyone finds their spot. The firepit brings everyone back together after dinner.

This is the kind of large family reunion accommodation in NSW that actually fits the whole family, not just most of them.

Multi-Family Holidays and Group Getaways

A group of four families. Two extended clans. Friends who’ve been planning this trip for three years and finally committed. These groups need one place that fits everyone without feeling cramped, with enough to do that the kids don’t run out of steam by day two.

Onsite you’ll find a swimming pool, kayaks, bikes, volleyball, table tennis, a pool table, a games room, and farm animals. Nearby sits the historic village of Berrima, one of Australia’s best-preserved Georgian towns, plus Fitzroy Falls, cool-climate wineries, and bushwalking trails. There’s plenty to fill a long weekend without anyone running out of things to do.

If you’ve been searching for a big family holiday house near Sydney that actually works for a mixed-age group, this is it.

Families with Young Children and Special Needs

The estate is fully enclosed and private. That matters more than most venues acknowledge. For families with young children or groups that include members with special needs, having a secure space where no one wanders into a shared resort or public area is genuinely valuable.

Special needs groups are warmly welcomed at Berrima Retreat. The accessible layout, calm rural setting, farm animals, and relaxed pace make it one of the few large group venues in NSW that works well for diverse groups without needing a separate plan or special arrangements.

The Accomodation

Sleeping Up to 55 Guests

The Mansion sleeps 22 to 55 guests depending on configuration, with an optional Cottage available for extra capacity. With adjoining homes on request, the total can reach 100 or more.

Ground floor: 7 bedrooms, including 2 large family rooms with king and king single beds, plus 5 bedrooms with king beds that convert to king singles.

Upper floor: 4 bedrooms, including 3 large family rooms with king and king single beds, plus a 4-bed king single room that works well for teens, youth groups, or mixed adults.

The Cottage (on request): 4 bedrooms with a mix of bunks, king singles, and a king bed.

No sofa beds. No inflatable mattresses. No one drawing the short straw. Every guest sleeps in a proper bed.

Bathrooms That Work for 50 People

This is the detail most large-group venues get wrong. Berrima Retreat has 7 bathrooms plus a separate pool shower spread across the estate. Near the entrance, upstairs, mid-Mansion on both sides, at the back, and at the pool. Queues aren’t a problem here, even when 50 people are trying to get ready at the same time.

Kitchen and Catering

The Mansion kitchen is large, well-equipped, and built for group cooking. Bring your own food and self-cater, or arrange catering through Berrima Retreat’s catering partners. Either way, everyone eats well.

Onsite Activities for Large Families and Groups

One of the most common frustrations with large group accommodation is that the venue itself doesn’t have much to do. You book a big house and spend three days trying to coordinate outings.

At Berrima Retreat, most of what your group needs is already on the property. Swimming pool: available in season, with a separate outdoor shower nearby. Kayaks: on the property’s lake, included with your stay.

Bikes: for exploring the estate and surrounding lanes. Volleyball court: good for mixed ages, and competitive adults tend to take it seriously. Pool table and table tennis: the games room gets used all weekend.

Fire pit: the natural gathering point once dinner’s done. Farm animals: a genuine favourite with kids, and a real experience that’s rare at a property this size.

For groups that want more, the Southern Highlands delivers. Fitzroy Falls is about 20 minutes away. Berrima village, including the Courthouse and Gaol (among Australia’s oldest intact colonial buildings), is a short walk from the estate. Wineries, galleries, antique shops, and scenic drives fill out any itinerary easily.

Why Berrima Retreat Works Better Than Hotels or Cabins

Hotels work when your group is comfortable being split across floors and rooms, sharing pools with strangers, and coordinating everything by group chat. For a reunion or a multi-family getaway, that’s not really a shared experience. It’s parallel tourism.

Cabins and holiday parks spread your group across a site. You’ll spend half your stay walking between accommodation units trying to find each other.

Berrima Retreat puts everyone in the same Mansion, on the same private estate, with no other guests present. You eat together, relax together, and wake up to the same view. That’s what turns a trip into something people actually talk about for years.

Exclusive use isn’t a premium add-on here. It’s the whole model.

Berrima Retreat Accommodation

Location: Southern Highlands, NSW

172 Old Mandemar Rd, Berrima NSW 2577

Berrima sits in the Southern Highlands, consistently rated one of New South Wales’ most beautiful regions. The town was voted Best Small Town in NSW. Sandstone buildings, artisan cafes, heritage walks, and a genuine country pace that doesn’t feel like it was designed for tourists.

Getting here from Sydney takes about 90 minutes via the Hume Highway. From Canberra, it’s around the same. No flying. No long drive with restless kids. Far enough to feel like you’ve escaped the city, close enough that the drive doesn’t eat the whole weekend.

This makes Berrima Retreat one of the most accessible options for large group holiday accommodation near Sydney and Canberra in the whole Southern Highlands region.

How to Plan a Large Group Stay at Berrima Retreat

The hardest part of organising a trip for 30 or 40 people isn’t finding a venue. It’s getting everyone to agree on dates and then actually managing the booking. Here’s how most groups handle it.

Start with a date range, not a single date. Offer your group two or three long weekend options and let people vote. You’ll rarely get 100% availability for any single date, but you can usually find the option that works for the most people. Once you have a rough headcount and a preferred window, contact Berrima Retreat early. Weekends in spring and autumn book out well in advance, especially for groups of 40 or more.

When you reach out, have a rough sense of your group’s makeup. How many couples? How many families with kids? Any guests with mobility needs or special requirements? That helps the team at Berrima Retreat suggest the right room configuration and flag anything worth knowing before you arrive.

Catering is worth thinking through early too. Some groups fully self-cater, splitting the cooking across families and making communal meals part of the experience. Others arrange catering through Berrima Retreat’s partners to take the pressure off. A hybrid works well for longer stays: catered arrival dinner, self-catered breakfasts, and a mix from there.

The other thing worth knowing: Berrima Retreat is not just a venue you rent and figure out yourself. The team has hosted hundreds of large family groups and knows what works. If you want suggestions on room allocation, activity planning, or how other groups have structured their stays, ask. That kind of practical knowledge saves a lot of back-and-forth.
